Modules

Each module ends with a worksheet you can drop into a live pack. Sample data intentionally includes gaps.

  1. Scoping the portfolio review

Define materiality thresholds, asset classes in scope, and the evidence standard your IC expects.

  2. Rent-roll integrity

Unit counts, vacancy flags, free rent, and parking income — reconciling PMS exports to the pack.

  3. Lease-to-cash mapping

Abstract critical clauses and prove they appear in collections and accrued balances.

  4. NOI bridges that survive questions

Build bridges that name one-offs, timing differences, and recovery true-ups without folklore.

  5. Operating expense & CAM tests

Sample invoices, allocation keys, and tenant recovery language for common dispute patterns.

  6. Valuation challenge lists

Structured prompts for cap rates, vacancy, discount rates, and capital plans tied to evidence.

  7. Exception reporting for boards

Format findings so decision-makers see impact, confidence, and next control — not raw dumps.

  8. Capstone memo lab

Ship a full exception summary on a multi-asset sample; revise once with instructor markup.

Learning outcomes

  • Reconcile a rent roll to leasing system counts with documented variances.
  • Map at least five lease clauses to cash or accrual evidence.
  • Produce an NOI bridge that isolates timing vs. structural changes.
  • Draft a valuation challenge list with source citations.
  • Deliver a board-length exception memo with ranked findings.
  • Define one standing control your team can run monthly.

FAQ

Do I need appraisal credentials to enroll?

No. The course is for operators, controllers, and diligence staff. It does not confer a professional license.

Can we use our own portfolio data?

Yes in Ledger Cohort and Portfolio Desk. Anonymize tenant names before upload. Field Seat uses provided samples only.

What is a real limitation of this program?

We do not automate statutory audit opinions or replace your external auditor. Teams that arrive without any source documents still struggle — the method assumes you can retrieve leases and bank evidence within the cohort window.

Is the financial auditing app included?

Training environments include a guided platform walkthrough. Ongoing production licenses are discussed separately on the Platform page and are not implied by course enrollment alone.

Course reviews

“Capstone feedback on our exception ranking changed how we brief the board — we stopped leading with noise.”

H. Park, portfolio analyst

Module 5 on CAM tests was slower than I wanted, but the invoice sampling sheet paid for the time when a tenant dispute landed the next month.
